How these statistics were compiled
This table shows the number of residential units in various building types of 6 units or less. It is based for the most part on the following survey of the number of such buildings in each area. For buildings with more than 6 units as originally built, the information was taken from the 1928 Sanborn fire insurance maps.
These statistics were compiled from mailing lists created for the Edgewater Historical Society. The lists were developed by a door to door survey in each neighborhood. Surveys for single family homes were done first in most neighborhoods, then later surveys were done for buildings with two to six units. In most cases surveys included 9-12-15 unit buildings as well; these are usually corner buildings with entrances on two streets. To obtain the total number of buildings with units above six units, further surveys were done, sometimes using maps, sometimes by door to door. For most neighborhoods this has not yet been done.
A caveat: Since the initial surveys were done to produce mailing labels, sometimes basement or garden apartments were included, but most of the time not. Thus in the majority of cases, for example a building that was built as a two flat but which later had a garden apartment constructed was counted as a two flat and not as a three flat. However, the surveyor was not consistent. For EPIC, BARGE, NET, and Edgewater North (where surveys were done in 2017), buildings were identified based on their original construction, with the exception of two flats converted to single family use.
MU refers to Multi-unit buildings, those with units in excess of 6 as originally built.
Note: East Andersonville was rezoned to RS-3 in December 2018.
